Selling Tips:                                                                                              

Tip #1  -  Display the asking price on your Sign!

Save both you and your buyer time and hassle by placing the asking price on your signage.
Some would disagree with this - the last thing you need is 15 out of 20 calls just to ask the price of the property, if they call at all.

Tip #2  -  Bake those Cinnamon Buns!

There's nothing worse - spending 3 hours cleaning up before a showing and having your prospect  walk in and leave in under 60 seconds.  Make your home smell wonderful before a showing.  It can't hurt - In fact it may encourage a buyer to look a little longer.   Fresh coffee and cinnamon buns - not bad, there might even be leftovers.

Tip #3  -  Rent a Storage Locker

Cleaning up is one thing but we're all pack rats in our own ways.   Renting a storage locker is fairly inexpensive and can help make your home look larger.   Remember clean clutter is still clutter and you are moving soon.


Buying Tips:

Tip #1  -  Be Pre-Approved! 

Meet with your lender before you start looking.   Obtaining a pre-approved mortgage will help in two ways.   It will secure the interest rate usually for 60 to 90 days, this is even better when the rates are low.   A pre-approval will also tell you exactly how much you can spend - there's no sense looking at homes you wouldn't qualify for, save time and disappointment.

Tip #2  -  Make that list!

Have a list of questions ready to ask the seller.   Defining your needs on paper will assist in determining quickly if this is the property your looking for.  Is the mortgage assumable?   (you maybe able to save on the interest rate by assuming the existing mortgage)   Distance to schools?, parks etc.  Parking - how many spaces?   If it is an Apartment or Townhouse are there monthly strata fees, if so how much.   Be organized and ask away.

Tip #3  -  Have the Home Inspected!

Absolutely without fail have a property inspection report done as part of your purchase agreement.   The cost in terms of your purchase is minimal - average cost  $250 to $500 depending on the size of property.   Believe me the knowledge gained is worth the money.
